  • Customers can apply for a loan to repay home loan at another bank by using debt-free assets as collateral with KBank.
  • Loan amount ranges from 700 million to 15 billion VND, not exceeding the outstanding balance of the original loan.
  • Maximum loan-to-value (LTV) of up to 80%, subject to the outstanding balance of the original loan.
  • Loan tenor up to 30 years, not exceeding the remaining tenor of the original loan.

  • The Vietnamese citizens with current residence in Ho Chi Minh City, Dong Nai, or Tay Ninh
  • Age of borrower including loan tenor: From 20 to 70 years
  • An office worker who is working in private company that located in Ho Chi Minh City, Dong Nai and Tay Ninh
  • Total working experience more than 1 year
  • Must have completed the probationary period at the current workplace
  • Total monthly income (all borrowers) more than 20 million VND
  • Collateral must be supported by a valid LURC and located in Ho Chi Minh City, Dong Nai, or Tay Ninh
Interest Rates

Interest rate options as below:
  • Fixed 1-year: 8,00% p.a.
  • Fixed 2-year: 8,75% p.a.
  • Fixed 3-year: 9.00% p.a.

  • After the fixed interest rate period, the floating interest rate will be applied by using averaged 4 Banks’ 12-Month Term Deposit Rate of Vietcombank, BIDV, VietinBank, and Agribank plus 6.30% p.a. (no minimum)

    1st Year = 2.0% of paid principal amount
    2nd Year = 1.5% of paid principal amount

    2nd Year = 3.0% of paid principal amount

  • Fee for procession title deed borrowing (e.g., for visa interview): 2,000,000 VND (non-VAT) per transaction

  • KBank Home Loan Borrowing to repay another bank loan is a secured loan provided by KBank Vietnam for a salary earner who working in private company and live in Ho Chi Minh City, Dong Nai and Tay Ninh. Our product is designed for customers who have existing home loans with other credit institutions and wish to reduce their interest burden during the floating-rate period by refinancing with KBank.
What type of collateral that KBank can accept?
  • Accepted Collateral: House, townhouse, or apartment in Ho Chi Minh City, Dong Nai and Tay Ninh with available title deeds.
How much is the maximum loan amount I can get?
  • Loan amounts are available from 700 million to 15 billion VND and not exceed the remaining loan amount at original bank.
How long is the loan tenor that I can apply for KBank Home Loan Borrowing to repay another bank loan?
  • Loan tenors are available from 61 - 360 months. The total of the borrower's age and the loan tenor must stay within 70 years. Furthermore, the tenor cannot exceed the remaining tenor on your current mortgaged contract.
Do I have to buy insurance during the loan tenor?
  • Customers are not required to purchase any insurance. KBank provides free annual fire insurance (premium rate 0.02% of sum insured) throughout the contract period. The coverage of fire insurance is 110% of loan outstanding balance or building value, whichever is lower.
How does the bank identify the value of my property? Can I choose my preferred valuation company?
  • The value of your collateral will be assessed by a Valuation Company appointed by KBank. The valuation company is randomly selected by KBank.
