Product Feature

Collateral Conditions

  • Loan limited to Condominium, Single house, Town house, Town home, Shop house with ownership of land-use-right certificate (pink book).​
  • Collateral owned by the borrower or the relatives
  • Collateral area based in HCMC, Binh Duong, Bien Hoa, Vung Tau, Long An, and Dong Nai within up to 200km radius from District 1, HCMC

Eligibility Criteria

  • Applicant must be a Vietnamese resident only, age 20 to not exceed 60 at loan maturity
  • Total working experience must be at least 1 year
  • Have a stable income of 20,000,000 VND/month or more
  • Current working address is in HCMC or surrounding within 200 km
  • Maximum 4 co-borrowers and co-borrowers must be immediate family members

  • Employment Contract including salary OR/Certificate of employment including salary

Interest Rates 

  • Option 1: Fixed 5.00% interest rate for the first year
  • Option 2: Fixed 6.00% interest rate for the first ​2 years
  • Option 3: Fixed 6.69% interest rate for the first 3 years

After the fixed interest period, the floating interest rate will be applied using averaged 12-month term deposit rate for individual account of 4 state-owned banks (BIDV, Agribank, Vietcombank, VietinBank) plus the spread margin determined by KBank.

Fee and Charges

  • Early repayment fee:
    1st year 2.50% of paid principal amount
    2nd year 1.50% of paid principal amount
    3rd year 1.00% of paid principal amount

    After that, waived
  • Fee for procession title deed borrowing (e.g., for visa interview): 2.0 million VND (non-VAT) per transaction
  • Fee for certificated true copy of title deed: 0.1 million VND (non-VAT) per document

How many types of home loan being offered by KBank?

KBank Home Loan is for purpose of house purchasing and collateral is the to-be-purchased house/ apartment or alternative collateral that owned by the borrower/relatives.

What type of collateral that KBank can accept?

Title deed ready: Condominium, Single house, Town house, Town home and Shop house.

What is the maximum amount that I can borrow?

Up to 80% of house value. The loan amount will be approved based on the income, other lending liability and credit history.

What is the loan tenor that I can apply for?

More than 5 years up to 30 years. However, the maximum loan tenor is subject to your age which is not exceeding 60 years or retirement age at the loan maturity.

What are required documents that I must prepare for the loan application?

1. Citizen identification card

2. Confirmation of residence information

3. Proof of income

4. Evidence of property ownership

Do I have to buy insurance during the loan tenor?

Customer is requested to buy fire insurance for the secured the collateral with minimum 3-year validity. And the customer must continuously maintain the valid insurance during the remaining loan tenor.

Free! Property fire insurance is covered by KBank, which is protected by 100% of the loan balance or building value whichever is lower.

How does the bank identify the value of my property? Can I choose my preferred valuation company?

The value of your collateral will be assessed by a Valuation Company appointed by KBank. The valuation company is randomly selected by KBank.

If I already have a personal account at KBank, will my monthly installments be automatically deducted from this account, or do I have to manually transfer money to my borrowing account?

On regular repayment dates, KBank’s system will automatically deduct money from your designated account. Please maintain a sufficient balance for repayment in this account.

Can I fully repay the outstanding loan before final due date? Can I request prepayment?

Borrowers may submit a request for loan prepayment (for full settlement or partial prepayment). Subject to the Bank’s approval, borrower can repay the principal plus any accrued interest and fee: 1st year 2.50% of paid principal amount, 2nd year 1.50% of paid principal amount, 3rd year 1.00% of paid principal amount, 4th year 0.50% of paid principal amount, after that is waived.
