Eligibility
  • A Vietnamese citizen, resident in Ho Chi Minh City
  • Age of the borrower including loan tenor: From 20 – 60 years for female, and from 20 – 62 years for male
  • An office worker who is working in private company that located in Ho Cho Minh City
  • Total working experience more than 1 year
  • Has been working in current company more than 3 months
  • Total monthly income (all borrowers) more than 20 million VND
Interest Rates

Interest rate options available as below:
  • Fixed 1 Year: 5.25% per year
  • Fixed 2 Years: 5.50% per year
  • Fixed 3 Years: 5.99% per year (The best selling option)

  • After the fixed interest rate period, the floating interest rate will be applied by using averaged 4 Banks’ 12-Month Term Deposit Rate of Vietcombank, BIDV, VietinBank, and Agribank plus 6% (no minimum)

Fee and Charges
  • Early repayment fee:
    1st year: 2.50% of paid principal amount
    2nd year: 1.50% of paid principal amount
    3rd year: 1.00% of paid principal amount
    After 3rd year: waived

  • Fee for procession title deed borrowing (e.g., for visa interview): 2,000,000 VND (non-VAT) per transaction

  • Fee for copy of title deed (legal fee and notarized service fee are excluded): 100,000 VND per document (non-VAT)

FAQ

What is KBank Home Loan?
  • KBank Home Loan is a secured loan provided by KBank Vietnam for a salary earner who working in private company and live in Ho Chi Minh City. Our product purpose is to support home buyer by mortgaging the purchased property or other debt – free residence that is owned by the customer.
What type of collateral that KBank can accept?
  • The collateral is house, town house or apartment with title deed ready in Ho Chi Minh City.
How long the loan tenor that I can apply for?
  • Loan tenors are available from 61 to 360 months. The combined age of the borrower and the loan tenor must not over 60 years for female, and 62 years for male.
Do I have to buy insurance during the loan tenor?
  • Customers are not required to purchase any insurance. KBank provides free annual fire insurance (premium rate 0.02% of sum insured) through out the contract period. The coverage of fire insurance is 110% of loan outstanding balance or building value, whichever is lower.
How does the bank identify the value of my property? Can I choose my preferred valuation company?
  • The value of your collateral will be assessed by a Valuation Company appointed by KBank. The valuation company is randomly selected by KBank.
